A Brief History of All Seasons Rental
The predecessor company, All Seasons Rental Equipment Co., was founded in 1983. This rental company experienced falling revenue due to the owner's health difficulties in 1998. Great Expectations of Grand Junction, LLC dba All Seasons Equipment Rental was formed December 1, 1998 to acquire the predecessor's assets and real property located at 2916 Hwy. 6&24, Grand Junction, CO. The equipment was old and run down, so we started replacing with new equipment and implemented a good customer service program. Mailers were sent to existing and prospective customers and product catalogues were distributed to existing and prospective contractors. Advertising with local service organizations and yellow pages had a positive impact on rentals. As a result the rental activity increased significantly in 1999, our first year of full ownership.
At the end of 1999 we performed a comprehensive analysis of the equipment rentals by type and frequency by month. During the year we polled the customers to determine what they wanted us to carry and how we could better serve them. This data was used to guide us in the equipment purchases for the year 2000.
A major part of our rental business comes from homeowners (60%) and contractors (40%). We conclude from the analysis of customer polling and market research that there was a additional market share available to All Seasons if we increased the depth and diversity of our rental equipment and provided delivery service. We proceeded with the plan to expand the equipment and implemented a delivery program in the Spring or 2000. The results were immediate and our customer base was expanded.
We realized that the property at 2916 Hwy. 6&24 (original location) was not large enough for the additional equipment and trailers Therefore, we acquired the real property at 2956 I-70 Business Loop that was nearly three times larger with a much more efficient building layout, more area for the showroom, office storage, and a service/repair shop. Many improvements were made to the property including a wash bay to efficiently clean the equipment and fuel containment structure for the above ground fuel tanks. To save space, we also installed a vertical propane tank. These improvements have generated a significant increase in customer base leading to a consistent growth rate of rental revenue.
The subject property has an excellent location with exposure to one of the main highways leading into and out of Grand Junction. This highway is a mixture of light industrial, commercial, and retail zones. Egress and ingress to the property is very good. The new North/South highway from Orchard Mesa across the Colorado River to interstate I-70 is currently being improved and is approximately five blocks west of our property.
Our Mission Statement expresses our desire to provide quick and courteous service to our customers with reliable equipment that will complete the customer's task efficiently. As owners, we are active in the community as members of the Chamber of Commerce, financial supporters of Mesa County Economic Development Council, all the building trade organizations and numerous community benefit organizations. The participation in community programs and organizations allows us to interact with potential customers and decision makers.
